About our regrouting in Northwood
If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. Replacing it is the lasting answer, and it’s a chance to change the colour too. We work on wet rooms, tiled floors and kitchen splashbacks, and people most often call us about grout that’s cracking and breaking up and discoloured grout on otherwise sound tiles.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Northwood more than a cosmetic job.
Each job carries a 12-month guarantee, large or small.

What we are called out for in Northwood
When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before we start.
The most common problems we see are:
- Floor grout that won’t come clean
- Grout stained black or orange that will not clean
- Corners filled with grout instead of silicone
- Good tiles let down by tired grout
For an older house near a landmark such as Emmanuel Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens on the day
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, or longer for a fully tiled room. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Tiles that are chipped or split
- Movement in a stud wall or floor
- Loose tiles, which need refixing first
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

London’s water is hard, which leaves limescale on sealant, grout and taps. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
Managing a site like Frithwood Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Carpenders Park station? Then a regrout while the flat is empty is quicker than working around a tenant.

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What affects the cost of regrouting
Jobs vary more than people expect. The main factors:
- Mould in or behind the old joints
- The product the joint needs
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Helping us quote
What to tell us when you ask for a quote:
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- Where the property is
- How we’d reach the joints
To get a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.
What happens if it’s left?
Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Dealing with it now keeps it small. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Run the extractor fan during and after a shower
- Have loose tiles looked at early
- Clean with a soft brush, not anything metal
- Don’t use strong acidic cleaners on grout
Have any tile that moves checked right away. A loose tile cracks the grout around it and lets water in.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
FAQs for Northwood
Can parking be tricky for a visit in Northwood?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Can worn sealant in a flat in Northwood cause a leak downstairs?
Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.
How soon can the shower be used after regrouting?
We give you a time before we leave. The wait depends on the products and conditions so please stick to it.
Will the sealant be renewed as well as the grout?
Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do the sealants smell?
Possibly a little. It fades as the sealant cures.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
