What we cannot put right

Sealant is not the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Cracked or broken tiles
  • A structure that flexes behind the tiles
  • Water coming from plumbing rather than grout

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

What we seal

  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Tiled floors
  • Wet rooms
  • Bathroom floors

Regrouting in Moor Park, done properly

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you call 0345 464 0079 or drop us an email. If you have corners filled with grout instead of silicone and stained grout that cleaning won’t shift, we can help, whatever the surface.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Moor Park, that’s a good reason to put tired sealant and grout right early.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

What regrouting looks like in Moor Park

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London’s water is hard, which leaves limescale on sealant, grout and taps.

As a London address, Moor Park can be tricky for parking: let us know about parking bays, permits or a driveway. In the older streets around Holy Trinity Church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as St Martins School Northwood are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

We also work for property managers and facilities teams in Moor Park and across Greater London. Several sites can go on one quote, and we are fully insured for the work.

Your questions about regrouting in Moor Park

Is parking an issue for regrouting in Moor Park?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you work for landlords with property near Rickmansworth station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Is regrouting a chance to pick a new grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

Are you fully insured?

Yes, we’re fully insured.

Where are you based?

Mr Mastic is based in Crawley. We cover Moor Park and the rest of Greater London, along with the rest of our area.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Different surfaces, different methods

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check for loose tiles before starting.

Shower walls

Showers put more water on grout than anywhere else. We replace it, and reseal the corners.

Why it’s worth doing now in Moor Park

New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. In a flat in Moor Park, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours, or longer for a fully tiled room, including the tidy-up. In Moor Park, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Have loose tiles looked at early
  • Keep harsh bleach and acid cleaners off the grout
  • Clean with a soft brush, not anything metal
  • Rinse soap off the tiles after each shower

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.
