There’s no set price list. What we look at:

  • The type of sealant required
  • When we can work, for business premises
  • The number of rooms or windows
  • The amount of work

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

  • Roughly how big the job is

  • Where the property is

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved.

Regrouting for homes and businesses in Kingston upon Thames

Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. Common call-outs are for kitchen splashback grout stained by grease and shower grout that has worn away, across kitchen splashbacks, wet rooms and bathroom floors.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Kingston upon Thames are no different.

Big or small, you get the same 12-month guarantee in Kingston upon Thames and across Greater London.

Leave it or put it right?

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Sorting it early keeps the job simple. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Kingston upon Thames, the repair is bigger than a sealant job.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, or longer for a fully tiled room. In Kingston upon Thames, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Clear items away from the joints we are working on
  • Let us know about parking restrictions
  • Mention any sign-in or site rules at work premises

Questions from Kingston upon Thames

Is parking a problem for a job in Kingston upon Thames?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do you work in hotels near Kingston upon Thames?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Will the sealant be renewed as well as the grout?

Normally, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

Could my grout be a different colour after regrouting?

Yes, regrouting is the time to do it. Mention the colour you have in mind when you phone 0345 464 0079 or send us an email.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How the job changes by surface

Shower walls

Shower walls get wet every day, so grout there works hardest. It generally fails first.

Wet rooms

Both the grout and the silicone in a wet room matter. We renew both.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Avoid neat bleach and strong acid descalers on grout
  • Get any tile that moves checked promptly
  • Use a squeegee on the tiles after showering
  • Use gentle cleaners on grout

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and let the room air.

Leaving failed grout can mean tiles come loose. By then, new grout alone isn’t enough, so it’s worth acting early.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Movement in a stud wall or floor
  • Cracked or broken tiles
  • Water coming from plumbing rather than grout

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Bathrooms and kitchens in Kingston upon Thames

London has hard water, so limescale builds up on sealant, grout and fittings. Kingston upon Thames has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Church of St Luke, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Kingston station, a regrout while the flat is empty is quicker than working around a tenant. As a London address, Kingston upon Thames can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
