What sealant work cannot fix

Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • A leaking shower valve or waste
  • Movement in a stud wall or floor
  • Cracked or broken tiles

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

  • Shower walls

How we handle regrouting in Ruxley

A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Just mention the colour you’d like when you ring 0345 464 0079 or drop us an email. If you are dealing with floor grout that won’t come clean and grout that stays dark however much it’s cleaned, we can put it right.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Ruxley, that is a good reason to put tired sealant and grout right early.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Regrouting in Ruxley: local notes

London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

As a London address, Ruxley can be tricky for parking: let us know about parking bays, permits or a driveway. If you let a flat or house near Albany Park station, stained grout drags a rental down, and regrouting between lets puts that right.

Ruxley is about 2 miles south-east of Sidcup, in Greater London. We carry out regrouting for householders, landlords and businesses in Ruxley and the surrounding area, as part of our work across Greater London. Ruxley is one of 764 towns and villages in Greater London where we work for regrouting. There’s also a page for London, about 11 miles away.

All of DA14 is within our area for regrouting. We also cover Upper Ruxley (1 mile south-east), Foots Cray (1 mile west), Hockenden (1 mile south-east), North Cray (1 mile north) and Stonehill Green (1 mile east). What the job involves on each surface

Bathroom wall tiles

Tiles away from the shower stay drier but still stain and crack. Regrouting brings them back in line.

Bathroom floors

Grout on a floor is walked on as well as wetted. It wears and darkens over time.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

What we’re called out for in Ruxley

Grout used in corners or along the bath cracks as the bath or tray moves. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.

Any of these means the joints need attention:

  • Dirty, worn grout on a tiled floor
  • Cracked or crumbling grout lines
  • Corners filled with grout instead of silicone
  • Grout that makes sound tiles look old

If you look after a building such as Hope Community School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions to ask before you book

  • How hidden problems are handled
  • When the joint can take water or movement
  • What preparation is included
  • Which sealant they’ll use, and why

10 questions to ask before booking

Ruxley: your questions answered

Could a tired shower seal in my Ruxley flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do you work for landlords with property near Albany Park station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Do you reseal at the same time?

We normally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

What information do you need?

Tell us what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How to look after the new joints

So the new joints stay in good condition:

  • Avoid neat bleach and strong acid descalers on grout
  • Run the extractor fan during and after a shower
  • Use gentle cleaners on grout
  • Wipe water off the walls when you’re done

Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

What happens on the day

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, or longer for a fully tiled room. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Ruxley. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Why it’s worth doing now in Ruxley

Patching a few joints can look like a quick win, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Ruxley.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
