Bathroom resealing in Ruxley

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Bathroom resealing in Ruxley, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Ruxley. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you are dealing with sealant that has split, shrunk or peeled away and leaks into the floor or ceiling below, we can put it right.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Ruxley, that’s a good reason to put tired sealant and grout right early.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

When it isn’t the sealant

Before you book, it’s worth knowing the limits too:

  • A tray or bath that is cracked through
  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

What we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths

How it works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a couple of hours for a single bath or shower, including the tidy-up. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Ruxley. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before

Your questions about bathroom resealing in Ruxley

Can worn sealant in a flat in Ruxley cause a leak downstairs?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. Cutting out the old sealant and laying a new bead early stops it getting that far.

Is parking a problem for a job in Ruxley?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or email us and let us know what needs doing and where.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Surface by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

What we’re called out for in Ruxley

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Look out for these signs:

  • Water getting behind the kitchen upstand
  • A bead that has pulled away from the tiles
  • Black mould in the silicone that will not clean off
  • Water escaping at the shower enclosure

For landlords with property near Albany Park station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Ruxley homes and their sealant

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

Ruxley is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Homes close to St Botolph's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Ruxley, the repair is bigger than a sealant job.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email and we will talk you through it.
