- Grout stained black or orange that will not clean
- Cracked grout along the bath or tray
- Grout that makes sound tiles look old
Regrouting for homes and businesses in Chipstead
Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. Typical jobs include grout that stays dark however much it’s cleaned and corners filled with grout instead of silicone, across tiled floors, bathroom wall tiles and wet rooms.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Chipstead more than a cosmetic job.
Every job is covered by our 12-month guarantee, wherever you are in Greater London.

Why it’s worth doing now in Chipstead
Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Chipstead homes and their sealant
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London has hard water, so limescale builds up on sealant, grout and fittings.
Homes close to Church of St Margaret include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Chipstead Valley Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Chipstead station, a regrout while the flat is empty is quicker than working around a tenant.

The process
Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It generally takes anything from a few hours to a full day, depending on the area. For a job in Chipstead, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints

Common questions in Chipstead
Is parking an issue for regrouting in Chipstead?
Parking in Chipstead, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
I let a flat near Chipstead station. Can you help?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Is the work guaranteed?
Every job comes with our one-year guarantee.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
What if some of my tiles are loose?
Regrouting won’t fix loose tiles. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

What else we do in Chipstead
Surface by surface
Wet rooms
New grout in a wet room keeps the surface sound. It cannot fix waterproofing below the tiles.
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
What sealant work can’t fix
Before you book, it’s worth knowing the limits:
- Movement in a stud wall or floor
- A leaking shower valve or waste
- Tiles that have come away from the wall
If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.
Surfaces we seal
- Bathroom floors
- Kitchen splashbacks
- Bathroom wall tiles
- Wet rooms
- Tiled floors
- Shower walls
Keeping the joints in good condition
So the new joints stay in good condition:
- Clean with a soft brush, not anything metal
- Keep the fan on after showering
- Check the corner silicone every few months
- Keep harsh bleach and acid cleaners off the grout
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured for the work.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
