Regrouting for Adelphi homes and businesses

How we handle regrouting in Adelphi

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you ring 0345 464 0079 or email us. We work on bathroom wall tiles, tiled floors and bathroom floors, and people most often call us about greasy, stained grout behind the hob and a grout colour that no longer suits the room.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Adelphi, that’s a good reason to put tired sealant and grout right early.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a shower enclosure, longer for a whole room. For a job in Adelphi, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Clear items away from the joints we’re working on

What we are called out for in Adelphi

Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble, especially in a shower that is used every day.

People generally contact us after spotting one of these:

  • Cracked grout along the bath or tray
  • Grout washed out of a shower
  • Good tiles let down by tired grout
  • Cracked or crumbling grout lines

Adelphi is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What your quote should include

  • The length of the guarantee
  • What the cure time is
  • How hidden problems are handled
  • What preparation is included

Choosing a sealant specialist

Adelphi homes and their sealant

London has hard water, which leaves limescale on sealant, grout and taps. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

Managing a site like St Clement Danes CofE Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near London Charing Cross station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Your questions about regrouting in Adelphi

Could a tired shower seal in my Adelphi flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

I let a flat near London Charing Cross station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Adelphi, along with the rest of our area.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you work in Adelphi?

We do. Adelphi is part of the area we cover, and the service is the same as everywhere else.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What the job involves on each surface

Corners and edges

Internal corners move, so we seal them rather than grout them.

Bathroom floors

Grout on a floor is walked on as well as wetted. It wears and darkens over time.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

When it is not the sealant

It helps to know what we cannot do:

  • Tiles that are chipped or split
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that have come away from the wall

If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

Where we work in Adelphi

  • Shower walls
  • Tiled floors
  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles
  • Kitchen splashbacks

How to look after the new joints

So the new joints stay in good condition:

  • Stick to mild products for cleaning grout
  • Do not use strong acidic cleaners on grout
  • Wipe water off the walls when you are done
  • Don’t ignore a tile that feels loose

Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

Why it’s worth doing now in Adelphi

Grouting over old grout rarely lasts. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Adelphi, the repair is bigger than a sealant job.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Approved under the ARBOMaster scheme
  • 12-month guarantee on every job
  • Old sealant always removed completely
