Regrouting in Swiss Cottage
Problem with your tiled areas in Swiss Cottage? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Crumbling grout between the tiles
- Grout that makes sound tiles look old
- Grout in a colour the owner wants to change
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Regrouting in Swiss Cottage, done properly
If you’ve been scrubbing grout that will not come clean, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you are at it. If you have discoloured grout on otherwise sound tiles and dirty, worn grout on a tiled floor, we can help, on kitchen splashbacks, bathroom floors and tiled floors alike.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Swiss Cottage, regrouting is as much about a room looking cared for as about keeping water out.
Every job is covered by our 12-month guarantee.

Regrouting in Swiss Cottage: local notes
London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
For landlords with property near South Hampstead station, a regrout while the flat is empty is quicker than working around a tenant. If you live in an older home near Church of All Souls, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Swiss Cottage is about 1 mile south of Hampstead, in Greater London. Whether you’re in the middle of Swiss Cottage or further out, regrouting is available for homes and businesses alike. Swiss Cottage is one of 764 places in Greater London where we work for regrouting.

How we quote for regrouting
We quote each job individually. These are the things that affect it:
- The type of sealant required
- The old material and how stubborn it is
- Any mould that needs treating
- The number and length of the joints
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What we need to know
Before you ask for a quote, have a think about:
- A few photos by email, if you can
- The problem you’ve noticed
- The type of property
- The rough size of the job
Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.
FAQs for Swiss Cottage
Could a tired shower seal in my Swiss Cottage flat affect the neighbours below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. Cutting out the old sealant and laying a new bead early stops it getting that far.
Do you work for hotels and guest houses in Swiss Cottage?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Is it messy?
We keep the work tidy. We protect what’s around the joints.
Can you regrout just the shower?
We can. We’ll check the other tiled areas as well and tell you if anything else needs attention.
Can you regrout if a few tiles are loose?
Tiles that have come away need sorting first. We’ll show you which ones before any grout comes out.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Is regrouting a chance to pick a new grout colour?
It can. With the old grout removed, the new colour fills the whole joint rather than sitting on top.
How do I get a quote for regrouting in Swiss Cottage?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- A structure that flexes behind the tiles
- A leaking shower valve or waste
- A leaking wet room membrane
If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before booking.
What we seal
- Wet rooms
- Tiled floors
- Bathroom floors
- Bathroom wall tiles
- Shower walls
- Kitchen splashbacks
How it works
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, or longer for a fully tiled room. In Swiss Cottage, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- Move anything stored near the joints
- Mention any parking rules near the property
- Tell us about any water getting in

What the job involves on each surface
Wet rooms
New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.
Bathroom floors
Floor grout takes foot traffic as well as water. It gets worn and dirty.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Stick to mild products for cleaning grout
- Rinse soap off the tiles after each shower
- Wipe water off the walls when you’re done
- Open a window or run the fan to clear steam
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.
Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Common problems we fix in Swiss Cottage
Soap scum and limescale build up on grout and stick to it. The grout beneath can stain and weaken, which is when replacing it makes sense.
The problems people normally mention when they call include:
- Corners filled with grout instead of silicone
- Crumbling grout between the tiles
- Floor grout that won’t come clean
- Good tiles let down by tired grout
Schools such as The UCL Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
