Regrouting in Harlesden
Our applicators work in Harlesden on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Stained grout that cleaning won’t shift
- Discoloured grout on otherwise sound tiles
- Floor grout that has worn and darkened
About our regrouting in Harlesden
When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you are at it. If you are dealing with grout in corners that has cracked and old grout in a dated colour, we can help, on shower walls, wet rooms and bathroom floors alike.
In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Harlesden are no different.
Our work is backed for twelve months.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Check the corner silicone every few months
- Keep harsh bleach and acid cleaners off the grout
- Give the walls a quick rinse after use
- Clean grout with a mild bathroom cleaner
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
Harlesden homes and their sealant
London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Harlesden. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
As a London address, Harlesden can be tricky for parking: let us know about parking bays, permits or a driveway. In the older streets around Church of All Souls, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions from Harlesden
Can parking be tricky for a visit in Harlesden?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Do you work in hotels near Harlesden?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Is the work guaranteed?
You get our 12-month guarantee on every job. We are also fully insured.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint.
When to call us in Harlesden
Grout that was put in corners cracks because those joints flex. They need flexible sealant, and if they’re grouted, a crack soon lets water in.
The most common problems we see are:
- Dirty, worn grout on a tiled floor
- Grout that stays dark however much it’s cleaned
- Grout that makes sound tiles look old
- Crumbling grout between the tiles
If you look after a building such as John Keble CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- What the cure time is
- What happens if the job turns out different
- The length of the guarantee
- How the joint is cleaned and prepared
What happens on the day
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to a full day, depending on the area for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Harlesden. It helps if you can point us to a visitor permit or a bay close to the door.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Clear the area around the work
- Mention any parking rules near the property

Advice
Different surfaces, different methods
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Why deal with it now?
New grout smeared over the old doesn’t bond well. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
