Raking out old, cracked or stained grout and regrouting tiled walls and floors for Waddon, backed by a 12-month guarantee. Call for a quick quote.
- Grout that is cracking and breaking up
- Floor grout that won’t come clean
- Corners filled with grout instead of silicone
How we handle regrouting in Waddon
We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. If you are dealing with a grout colour that no longer suits the room and shower grout that has worn away, we can help.
Hard London water leaves limescale on sealant, grout and taps alike. In Waddon, regrouting is as much about a room looking cared for as about keeping water out.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Clean with a soft brush, not anything metal
- Get any tile that moves checked promptly
- Look at the sealant in the corners now and then
- Keep the fan on after showering
Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
Why deal with it now?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Waddon, the repair is bigger than the sealant job would have been.

Common questions in Waddon
Is parking a problem for a job in Waddon?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Can you help a landlord with a rental near Waddon station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or send us an email with the details for a clear quote.
How long does regrouting take?
It depends on the size of the job, but as a guide it takes a few hours for a shower enclosure, longer for a whole room. We’ll tell you when we quote.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Is the work guaranteed?
Every job comes with our one-year guarantee.
How the job changes by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.
Regrouting around Waddon
There are hotels and other places to stay in and around Waddon. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
For site and facilities teams at buildings such as Aerodrome Primary Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of St George, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Common problems we fix in Waddon
A bathroom that stays damp keeps the grout wet, giving mould a place to grow. When black spots keep returning, the mould has normally got into the grout.
Signs it’s time to call us include:
- Grout in corners that has cracked
- Old grout in a dated colour
- Cracked or crumbling grout lines
- Good tiles let down by tired grout
Waddon is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
What to look for in a quote
- Who turns up on the day
- Whether you can choose the colour
- When the joint can take water or movement
- Whether the sealant suits the joint
What we do, step by step
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Waddon. A visitor permit or a nearby bay makes the visit run more smoothly.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Before we arrive
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- Tell us about any water getting in

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
