Regrouting in Old Town, done properly

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We work on shower walls, tiled floors and bathroom floors, and common reasons people get in touch are discoloured grout on otherwise sound tiles and stained grout that cleaning won’t shift.

Hard London water leaves limescale on sealant, grout and taps alike. In Old Town, regrouting is as much about a room looking cared for as about keeping water out.

Every job comes with a one-year guarantee.

Your questions about regrouting in Old Town

Can parking be tricky for a visit in Old Town?

Parking in Old Town, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

I live in a flat in Old Town. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

How long should I wait before showering?

We will tell you on the day. It depends on the grout and the sealant used, so follow the time we give you.

Will there be a smell?

Some sealants have a smell while they cure. Ventilation helps.

How long does the job take?

Typically it takes anything from a few hours to a full day, depending on the area. Larger jobs naturally take longer, and we will say how long yours will take.

Should corners be grouted or sealed?

We use silicone in corners and along edges. Grout in a moving joint soon cracks.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Do you come to Old Town?

Yes, we do. Our applicators work in Old Town.

Signs you need regrouting in Old Town

Poor ventilation keeps grout damp, and damp grout is where mould grows. When black spots keep returning, the mould has normally got into the grout.

Keep an eye out for these signs:

  • Good tiles let down by tired grout
  • Splashback grout that has darkened
  • Corners filled with grout instead of silicone
  • Grout in a colour the owner wants to change

If you look after a building such as The Minster Nursery and Infant School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • Are they insured?
  • Whether VAT is included
  • Whether you can choose the colour
  • Who does the work, and how experienced they are

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Movement in a stud wall or floor
  • Cracked or broken tiles
  • A leaking wet room membrane

If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Regrouting in Old Town: local notes

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

How we quote for regrouting

You’ll get a clear quote before any work starts. It’s based on:

  • The size of the job
  • Mould in or behind the old joints
  • How many areas need sealing
  • The old material and how stubborn it is

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

There’s no standard price list. Instead, we give you a clear price for your job. To get started, call 0345 464 0079 or send us an email.

Different surfaces, different methods

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. Regrouting brings them back in line.

How it works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Clear the area around the work
  • Mention if the joints have been sealed before
