Window mastic near Old Town

Window mastic in Old Town, done properly

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. Where the air is getting in through the window itself, we will say so. We’re often asked to deal with damp patches on the reveal after heavy rain and cracked internal joints between frame and plaster, across composite doors, aluminium frames and window sills.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

Every job comes with our 12-month guarantee, wherever you are in Greater London.

Frames and glazing around Old Town

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Addington Palace (about 3 miles east) nearby, there’s older building stock in the area around Old Town as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Croydon Minster include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. As a London address, Old Town can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as The Minster Nursery and Infant School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

How it works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a few frames, or a day or more for a whole house. In a London area like Old Town, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Mention any parking rules near the property
  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Look round the frames every year or so
  • Avoid blasting the frames with a pressure washer
  • Avoid harsh chemicals near the mastic
  • Keep paint off silicone joints

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Old Town: your questions answered

Is Old Town in your area for window mastic?

Yes. Our work covers London and the South East, and Old Town is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.

I let a flat near West Croydon station. Can you help?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

What does window mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Can you do the inside joint as well?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.

What should I tell you?

Let us know what needs doing and where. If we need more, we will ask.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What affects the quote in Old Town

The price is agreed before any work begins. It’s based on:

  • Any working-time requirements on site
  • How easy the joints are to reach
  • The product the joint needs
  • The number and length of the joints

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

What we need to know

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • If someone has resealed it before
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

For landlords and businesses

Landlords and letting agents in Old Town can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Surface by surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal. We use a neutral-cure product.

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall and tooled smooth.

Honest limits

We will always be straight with you, so here’s what sealant cannot fix:

  • A door that needs adjusting, rehanging or new seals
  • Condensation trapped between the panes
  • Rotten timber, which needs a joiner first

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before booking.

  • Aluminium frames
  • Patio & French doors
