Specialist glazing silicone for Old Town: careful preparation, the right product and tidy work. Call for a quick quote.
- Leaking glazing joints on a rooflight
- Glass-to-glass joints that have split
- Sealant that was laid over old silicone and failed
Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Glazing silicone in Old Town, done properly
Not every silicone suits glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. If you have sealant that was laid over old silicone and failed and stained, discoloured glazing silicone, we can help.
Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.
Each job carries a 12-month guarantee, whatever its size.

Common questions in Old Town
Do you work for landlords with property near West Croydon station?
Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.
Is parking an issue for glazing silicone in Old Town?
Parking in Old Town, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.
Is the work guaranteed?
Our 12-month guarantee covers every job, glazing sealant included.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Is it enough to run a bead over the old sealant?
It doesn’t last. The new bead cannot grip the old one, so we remove the old sealant and clean the joint.
Where are you based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Old Town homes and the weather
In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. Historic houses like Addington Palace (about 3 miles east) are a reminder that the area around Old Town has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
For an older house near a landmark such as Croydon Minster, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near West Croydon station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. As a London address, Old Town can be tricky for parking: let us know about parking bays, permits or a driveway.

Why it’s worth doing now in Old Town
Leaks get worse, not better. Water can damage frames, walls, flooring and furniture so early action saves a bigger repair. In a flat in Old Town, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Surface by surface
Glass balustrade bases
Balustrade bases are exposed outdoors. Renewing the sealant keeps water out of the channel.
Glass-to-frame joints
Where glass sits in a frame, silicone keeps water out. When it splits, water can get into the frame.
When it is not the sealant
To be straight with you, there are a few things sealant will not fix:
- Water coming through the roof rather than a sealant joint
- Frames that have decayed or split
- Glass that needs replacing
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.

The process
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It generally takes anything from an hour or two to most of a day, depending on the size of the job. In Old Town, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We trace the leak and confirm it’s a sealant joint.
- We remove the old sealant carefully.
- We clean the glass and frame so the new silicone bonds.
- A neutral-cure glazing silicone is applied and tooled.
- Each joint is checked and, where possible, water-tested.
How to prepare
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints
- Mention any sign-in or site rules at work premises

How to look after the new joints
Looking after new joints is easy:
- Check the gutters above the glazing for debris
- Keep scrapers and blades away from the silicone
- Wipe the screen down after showering
- Clean glass with a mild cleaner and a soft cloth
Squeegee a shower screen after each shower and let the room air. It helps stop mould getting into the silicone.
Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the problem grows.
