Regrouting in Roundshaw

Regrouting in Roundshaw

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Either way, tiled areas in Roundshaw are handled the same careful way. If you’re dealing with shower grout that has worn away and greasy, stained grout behind the hob, we can help, on bathroom wall tiles, tiled floors and shower walls alike.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Roundshaw homes and their sealant

There are hotels and other places to stay in and around Roundshaw. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

For site and facilities teams at buildings such as Wallington Primary Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. As a London address, Roundshaw can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Signs you need regrouting in Roundshaw

Poor ventilation keeps grout damp, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

People normally contact us after spotting something like this:

  • Shower grout that has worn away
  • Crumbling grout between the tiles
  • Kitchen splashback grout stained by grease
  • A grout colour that no longer suits the room

For landlords with property near Wallington station, a regrout while the flat is empty is quicker than working around a tenant.

Choosing a sealant specialist

Roundshaw: your questions answered

Do you work for hotels and guest houses in Roundshaw?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can worn sealant in a flat in Roundshaw cause a leak downstairs?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you grout the corners?

Corners get silicone, not grout. They flex, and grout there cracks.

How long does regrouting take?

That depends on the amount of work, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll give you a better idea when we quote.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you work in Roundshaw?

Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes Roundshaw.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or drop us an email.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens on the day

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, or longer for a fully tiled room for a typical job. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • Clear the area around the work
  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property

Leave it or put it right?

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Aftercare tips

So the new joints stay in good condition:

  • Keep harsh bleach and acid cleaners off the grout
  • Run the extractor fan during and after a shower
  • Use a squeegee on the tiles after showering
  • Use a soft brush rather than a wire one

We will tell you when the area can be used again. Stick to that time, and go gently on the grout at first.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Cracked or broken tiles
  • Waterproofing that has failed below the tiling
  • Tiles that are loose or hollow behind

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Bathroom floors
  • Shower walls
  • Wet rooms
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Tiled floors

Different surfaces, different methods

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check the tiles first.
