Quotes for regrouting in Colindale

You’ll get a clear quote before we start. It’s based on:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • Which sealant suits the joint
  • When we can work, for business premises

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Helping us quote

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

About our regrouting in Colindale

When grout stays dark however much you clean it, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you are at it. We work on tiled floors, bathroom wall tiles and bathroom floors, and the jobs we see most are dirty, worn grout on a tiled floor and grout that stays dark however much it’s cleaned.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Colindale, that is a good reason to put tired sealant and grout right early.

You get a one-year guarantee, the same in Colindale as everywhere else we work.

Leave it or put it right?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Colindale, the repair is bigger than a sealant job.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a few hours, or longer for a fully tiled room. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Stick to mild products for cleaning grout
  • Rinse soap off the tiles after each shower
  • Get any tile that moves checked promptly
  • Look at the sealant in the corners now and then

Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time, long before the grout does.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

Regrouting in Colindale: local notes

There are hotels and other places to stay in and around Colindale. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London’s water is hard, which leaves limescale on sealant, grout and taps.

For an older house near a landmark such as St Matthias the Apostle church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Hendon station, stained grout drags a rental down, and regrouting between lets puts that right.

Questions from Colindale

Is parking a problem for a job in Colindale?

Parking in Colindale, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Could a tired shower seal in my Colindale flat affect the neighbours below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Where is Mr Mastic based?

How do I get a quote for regrouting in Colindale?

It depends on the job, so we quote each one individually. For a quick quote, phone 0345 464 0079 or send us an email and let us know what needs doing and where.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Our one-year guarantee applies to all our work. We’re also fully insured.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient.

What the job involves on each surface

Wet rooms

Wet rooms have water across the floor, so sound grout really matters. We check the tiles first.

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Common problems we fix in Colindale

Grout used in corners or along the bath cracks as the bath or tray moves. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.

Any of these means the joints need attention:

  • Grout that makes sound tiles look old
  • Grout in a colour the owner wants to change
  • Cracked or crumbling grout lines
  • Floor grout that has worn and darkened
