White City Regrouting
Our applicators work in White City on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Splashback grout that has darkened
- Grout in a colour the owner wants to change
- Floor grout that has worn and darkened
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
How we handle regrouting in White City
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. If you have grout in corners that has cracked and grout washed out of a shower, we can put it right, whatever the surface.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In White City, regrouting is as much about a room looking cared for as about keeping water out.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

The process
On the day, we start by going over the job with you. We protect the surfaces around the joints before any work starts. Most jobs take anything from a few hours to a full day, depending on the area. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in White City. A visitor permit or a nearby bay makes the visit run more smoothly.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Let us know about stairs, lifts or work at height
- For indoor joints, keep the area dry beforehand if you can

Bathrooms and kitchens in White City
In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as St Michael and St George, timber floors under older bathrooms flex, so joints need a sealant that moves with them. As a London address, White City can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

What happens if it’s left?
Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Clean grout with a mild bathroom cleaner
- Look at the sealant in the corners now and then
- Get any tile that moves checked promptly
- Don’t use strong acidic cleaners on grout
We’ll tell you when the area can be used again. Stick to that time, and go gently on the grout at first.
Tiles can come away if failed grout is left. By then, new grout alone isn’t enough so early action pays.

Do you need regrouting in White City?
Soap scum and limescale build up on grout that’s hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
Keep an eye out for any of the following:
- Grout that is cracking and breaking up
- Grout in a colour the owner wants to change
- Corners filled with grout instead of silicone
- Discoloured grout on otherwise sound tiles

White City questions
Do you take on hotel work around White City?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Could a tired shower seal in my White City flat affect the neighbours below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Do you regrout part of a bathroom, like the shower?
Yes. Many jobs are just the shower walls, or the area where the grout has gone.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Can you regrout if a few tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Regrouting alone isn’t the answer and we’ll say so before going ahead.
Can you change the grout colour?
Yes. With the old grout removed, the new colour fills the whole joint, not just the surface.
Do you grout the corners?
Corners get silicone, not grout. They move slightly and grout can’t take that movement.
Different surfaces, different methods
Wet rooms
Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.
Shower walls
Shower walls get wet every day, so grout there works hardest. It’s often the first place grout washes out.
