How we handle regrouting in Spitalfields

When grout stays dark however much you clean it, the stain is often in the grout itself. Replacing it is the lasting answer, and it’s a chance to change the colour too. We work on wet rooms, kitchen splashbacks and bathroom floors, and the jobs we see most are cracked grout along the bath or tray and crumbling grout between the tiles.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Spitalfields, that’s a good reason to put tired sealant and grout right early.

How the visit works

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to a full day, depending on the area. In Spitalfields, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Signs you need regrouting in Spitalfields

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down with repeated use, leaving the joints sunken and rough.

The most common problems we see are:

  • Dirty, worn grout on a tiled floor
  • Grout washed out of a shower
  • Grout in a colour the owner wants to change
  • Good tiles let down by tired grout

If you look after a building such as Makers Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • How much experience the applicator has
  • The length of the guarantee
  • Whether you can choose the colour

10 questions to ask before you book

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

If you manage several properties in or around Spitalfields, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe water off the walls when you’re done
  • Look at the sealant in the corners now and then
  • Use gentle cleaners on grout
  • Have loose tiles looked at early

Wipe the tiles down after a shower keeps water off the grout. Run the extractor fan or open a window to help it dry out.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

Why deal with it now?

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Spitalfields, the repair is bigger than a sealant job.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Honest limits

A few problems are outside what sealant work can do:

  • A leaking shower valve or waste
  • Movement in a stud wall or floor
  • Waterproofing that has failed below the tiling

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Bathrooms and kitchens in Spitalfields

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. Spitalfields has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

In the older streets around Christ Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near London Liverpool Street station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Spitalfields: your questions answered

Can parking be tricky for a visit in Spitalfields?

Parking in Spitalfields, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you work in hotels near Spitalfields?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Are you fully insured?

Yes. We are fully insured.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own will not fix that and we will say so before going ahead.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Will the sealant be renewed as well as the grout?

In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
