Regrouting in Fulham

About our regrouting in Fulham

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. It can be a full room, or just the area that has failed. Whatever the size, the method stays the same. We’re often asked to deal with grout that’s cracking and breaking up and grout that stays dark however much it’s cleaned, on tiled floors, wet rooms and kitchen splashbacks.

Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Fulham, getting the joints right keeps water where it belongs and the room looking clean.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Corners and edges

We reseal edges at the same time as regrouting, so everything is renewed at once.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours, or longer for a fully tiled room. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height

Regrouting in Fulham: local notes

In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

Rented homes near West Brompton station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Schools such as St Johns Walham Green Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Signs you need regrouting in Fulham

Poor ventilation keeps grout damp, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

It’s worth asking for a quote if you see:

  • Discoloured grout on otherwise sound tiles
  • Gaps where the shower grout has gone
  • Splashback grout that has darkened
  • Grout in a colour the owner wants to change

For an older house near a landmark such as St. Peter's Church, walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • Which colour the sealant will be
  • Whether VAT is included
  • When the joint can take water or movement
  • What happens if they find a problem under the old sealant

Landlords, agents and businesses in Fulham

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Questions from Fulham

Can parking be tricky for a visit in Fulham?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

I live in a flat in Fulham. Can a failed seal leak into the flat below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. A proper reseal before the leak starts is the easy fix.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

How much does regrouting cost in Fulham?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. We will ask anything else we need to know.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

What happens if it’s left?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Fulham, the repair is bigger than a sealant job.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
