External mastic near Fulham

Surface by surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use, or one the system allows. Tell us what the building has when you get in touch.

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.

How we handle external mastic in Fulham

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. If you have cracked joints where brick meets render or frames and weathered mastic that no longer stretches, we can put it right.

In London terraces and converted houses, gutters and walls are often shared with the house next door, so a leaking gutter joint or failed wall joint can affect more than one home. In a converted house in Fulham, it’s worth checking who is responsible for the outside before booking.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or email us.

Aftercare tips

To keep the joints looking good and working properly:

  • Deal with leaking gutters that soak the joints below
  • Walk round the building once a year and look at the joints
  • Point out the joints to other trades
  • Ask before painting over external sealant

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

Fulham: your questions answered

Do you cover Fulham for external mastic?

Yes, Fulham is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear quote.

I let a flat near West Brompton station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or email us with the details for a clear quote.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working. A flexible sealant is the right fill.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

What affects the quote in Fulham

We quote each job individually. This is what makes a difference:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with

Combining jobs into one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • The address or postcode of the job
  • Any access issues, like height or stairs
  • If someone has resealed it before

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, ring 0345 464 0079 or email us.

Fulham buildings and the weather

Historic houses like Fulham Palace (about 0.7 miles south-west) are a reminder that the area around Fulham has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. London terraces and converted houses often share gutters, downpipes and walls, so check who is responsible for the outside before booking.

If you let a flat or house near West Brompton station, outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as St Johns Walham Green Church of England Primary School, its movement joints, gutters and trims need looking after like any other building’s. Homes close to St. Peter's Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Fulham is about 2 miles south of Kensington, in Greater London. Jobs in Fulham get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Fulham is one of 764 towns and villages in Greater London where we work for external mastic.

All of SW6, W6 and W14 is covered for external mastic, from the main roads to the quietest streets. You will find Fulham on the A219 and A304, which makes it straightforward to reach with everything needed for external mastic. We also cover West Kensington (1 mile north), North End (1 mile north), Putney (1 mile south-west), Brook Green (1 mile north-west) and Hammersmith (2 miles north-west). Further out, we also cover London (5 miles east), City of Westminster (3 miles north-east), Marylebone (4 miles north-east), St Pancras (5 miles north-east), Shoreditch (6 miles north-east) and Walthamstow (11 miles north-east).

Why deal with it now?

Resealing a run of joints in one go is normally better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Loose or hollow render, which needs re-rendering
  • Structural movement, which needs a surveyor or engineer

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

Surfaces we seal

  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints

What we do, step by step

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. In Fulham, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work
