Regrouting for London Docklands homes and businesses

Regrouting for homes and businesses in London Docklands

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. We work on tiled floors, wet rooms and bathroom wall tiles, and the jobs we see most are grout in a colour the owner wants to change and cracked or crumbling grout lines.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee in London Docklands and across Greater London.

Leave it or put it right?

If tiles are loose, regrouting alone isn’t the answer. We’ll tell you before we start so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Questions from London Docklands

Can you help a landlord with a rental near Canary Wharf station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Is parking an issue for regrouting in London Docklands?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is regrouting a chance to pick a new grout colour?

Yes, regrouting is the time to do it. Mention the colour you have in mind when you call 0345 464 0079 or send us an email.

Do you work in London Docklands?

Yes, we do. Our applicators work in London Docklands.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

What if some of my tiles are loose?

Tiles that have come away need sorting first. We’ll show you which ones before any grout comes out.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Regrouting around London Docklands

There are hotels and other places to stay in and around London Docklands. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has hard water, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Tower Hamlets College, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Peter's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What we are called out for in London Docklands

Grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

If you can see any of these, it’s time to have the joints looked at:

  • Good tiles let down by tired grout
  • Crumbling grout between the tiles
  • Cracked grout along the bath or tray
  • Gaps where the shower grout has gone

For landlords with property near Canary Wharf station, a regrout while the flat is empty is quicker than working around a tenant.

10 questions to ask before booking

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Don’t ignore a tile that feels loose
  • Keep harsh bleach and acid cleaners off the grout
  • Run the extractor fan during and after a shower
  • Clean with a soft brush, not anything metal

We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.

Surface by surface

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

Wet rooms

Wet rooms have water across the floor, so sound grout really matters. We check for loose tiles before starting.

Quotes for regrouting in London Docklands

The quote reflects the job in front of us. We look at:

  • The size of the job
  • Any working-time requirements on site
  • The type of sealant required
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel

Want a quote for regrouting? Please ring 0345 464 0079 or drop us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on the area. In London Docklands, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit
