Bathrooms and kitchens in Sewardstone

London’s water is hard, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

If you let a flat or house near Enfield Lock station, a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Prince of Wales Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Regrouting in Sewardstone, done properly

Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you are dealing with greasy, stained grout behind the hob and cracked grout along the bath or tray, we can put it right, whatever the surface.

Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Sewardstone, getting the joints right keeps water where it belongs and the room looking clean.

Whatever the size of the job, you get the same one-year guarantee.

Why it’s worth doing now in Sewardstone

Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Sewardstone.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Why us?

  • More than 20 years in sealant work
  • Tidy, careful work
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Fully insured

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to a full day, depending on the area from start to finish. In a London area like Sewardstone, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

FAQs for Sewardstone

I let a flat near Enfield Lock station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or email us with the details for a clear quote.

I live in a flat in Sewardstone. Can a failed seal leak into the flat below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Is the work guaranteed?

All our work carries a 12-month guarantee.

Is regrouting a chance to pick a new grout colour?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

Common problems we fix in Sewardstone

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down with repeated use, until the joints are rough and low.

Keep an eye out for any of the following:

  • Grout stained black or orange that won’t clean
  • Grout that makes sound tiles look old
  • Cracked grout along the bath or tray
  • Grout in a colour the owner wants to change

Sewardstone is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What your quote should include

  • Are they insured?
  • How the colour is chosen
  • Whether VAT is included
  • How long the guarantee is

10 questions to ask before you book

Landlord and commercial work in Sewardstone

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What we cannot put right

To be straight with you, there are a few things sealant will not fix:

  • Tiles that are chipped or split
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Failed tanking or waterproofing under the tiles

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Kitchen splashbacks
  • Shower walls
  • Tiled floors
  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Open a window or run the fan to clear steam
  • Look at the sealant in the corners now and then
  • Keep harsh bleach and acid cleaners off the grout
  • Clean grout with a mild bathroom cleaner

Have any tile that moves checked straight away. A loose tile cracks the grout around it and lets water in.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
