About our regrouting in Lewisham

Across Lewisham, we regrout tiled showers, bathrooms and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We are often asked to deal with a grout colour that no longer suits the room and crumbling grout between the tiles, across tiled floors, shower walls and kitchen splashbacks.

Hard London water leaves limescale on sealant, grout and taps alike. In Lewisham, regrouting is as much about a room looking cared for as about keeping water out.

Every job comes with a 12-month guarantee, wherever you are in Greater London.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Water coming from plumbing rather than grout
  • Tiles that have come away from the wall
  • A floor or wall that keeps moving

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Surfaces we seal

  • Bathroom wall tiles
  • Kitchen splashbacks
  • Tiled floors
  • Wet rooms
  • Shower walls
  • Bathroom floors

Signs you need regrouting in Lewisham

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly can wash out within a few years.

Any of these means the joints need attention:

  • Floor grout that has worn and darkened
  • Cracked or crumbling grout lines
  • Grout in a colour the owner wants to change
  • Grout that makes sound tiles look old

For site and facilities teams at buildings such as St Saviour's Catholic Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Before booking anyone

Why act early in Lewisham

Regrouting won’t help where tiles have come away. We’ll tell you before we start, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What you get with us

  • Domestic, commercial and hotel work
  • One-year guarantee on every job
  • 20+ years of sealant experience
  • Neat joints and a tidy finish

Lewisham: your questions answered

Can worn sealant in a flat in Lewisham cause a leak downstairs?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

I let a flat near Lewisham station. Can you help?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you come to Lewisham?

Yes. We work in Lewisham, as part of our work across South East England, London and Scotland. For a quote, phone 0345 464 0079 or send us an email.

Is the work guaranteed?

There’s a 12-month guarantee on every job.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Is resealing included with regrouting?

Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so we renew both and it’s all in the quote.

Where do you work from?

Our base is Crawley. We work across South East England, London and Scotland.

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

For anyone letting property in or around Lewisham, several properties can be quoted together. Send us the addresses and the work at each.

What we do, step by step

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours for a shower enclosure, longer for a whole room. In Lewisham, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky

Keeping the joints in good condition

Aftercare is simple:

  • Have loose tiles looked at early
  • Rinse soap off the tiles after each shower
  • Look at the sealant in the corners now and then
  • Keep the fan on after showering

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
