Ratcliff questions

Is parking a problem for a job in Ratcliff?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you work for landlords with property near Limehouse station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Are you insured?

Yes. We are fully insured for domestic and commercial work.

Do you regrout part of a bathroom, like the shower?

We can. We will check the other tiled areas as well and tell you if anything else needs attention.

Will regrouting fix loose tiles?

If tiles are loose, something behind them has usually failed. Regrouting alone isn’t the answer, and we will tell you before any work starts.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Regrouting for homes and businesses in Ratcliff

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom wall tiles, kitchen splashbacks and tiled floors, and people most often call us about grout stained black or orange that won’t clean and a grout colour that no longer suits the room.

London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Ratcliff more than a cosmetic job.

Your job is guaranteed for a year, as with all our work.

What affects the cost of regrouting

There’s no set price list. What we look at:

  • How easy the joints are to reach
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before work begins.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Where the property is
  • The rough size of the job
  • Photos by email, if that’s easy
  • If someone has resealed it before

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, ring 0345 464 0079 or send us an email.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What regrouting looks like in Ratcliff

In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

As a London address, Ratcliff can be tricky for parking: let us know about parking bays, permits or a driveway. For site and facilities teams at buildings such as Marion Richardson Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Limehouse station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What we can’t put right

It helps to know what we can’t do:

  • Water coming from plumbing rather than grout
  • A leaking wet room membrane
  • A structure that flexes behind the tiles

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

Surfaces we seal

  • Wet rooms
  • Tiled floors
  • Kitchen splashbacks
  • Shower walls
  • Bathroom wall tiles
  • Bathroom floors

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a few hours for a shower enclosure, longer for a whole room. In a London area like Ratcliff, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

How to look after the new joints

So the new joints stay in good condition:

  • Open a window or run the fan to clear steam
  • Wipe or squeegee the shower walls
  • Have loose tiles looked at early
  • Look at the sealant in the corners now and then

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Why deal with it now?

Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Dealing with it now keeps it small. In a flat in Ratcliff, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
