- Grout that makes sound tiles look old
- Crumbling grout between the tiles
- Floor grout that has worn and darkened
Surface by surface
Bathroom floors
Cracked floor grout can point to movement underneath. We look for loose tiles first.
Corners and edges
Edges are resealed while we are there, so the whole area is finished together.
Regrouting in Camberwell
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. We are often asked to deal with a grout colour that no longer suits the room and dirty, worn grout on a tiled floor, on bathroom floors, kitchen splashbacks and shower walls.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Camberwell, that is a good reason to put tired sealant and grout right early.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Cracked or broken tiles
- A leaking shower valve or waste
- Loose tiles, which need refixing first

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Camberwell: your questions answered
Is parking an issue for regrouting in Camberwell?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
I let a flat near Denmark Hill station. Can you help?
Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
Do you work in Camberwell?
Yes. We work in Camberwell and the rest of Greater London. To book, call 0345 464 0079 or send us an email.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Where are you based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you regrout part of a bathroom, like the shower?
Yes, we often do. Shower grout tends to go before the rest, so it’s often the only area that needs doing.
When can I use the shower again?
We’ll tell you on the day. The wait depends on the products and conditions so please stick to it.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What we’re called out for in Camberwell
Grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that is used every day.
If you can see any of these, it’s time to have the joints looked at:
- Grout stained black or orange that will not clean
- Grout that’s cracking and breaking up
- Dirty, worn grout on a tiled floor
- Corners filled with grout instead of silicone
For site and facilities teams at buildings such as Mary Datchelor School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Before booking anyone
- Is the old sealant removed completely?
- Whether you can choose the colour
- What the quote includes, VAT included or not
- Are they insured?
What regrouting looks like in Camberwell
London’s water is hard, which leaves limescale on sealant, grout and taps. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
If you let a flat or house near Denmark Hill station, stained grout drags a rental down, and regrouting between lets puts that right. In the older streets around St Giles' Church, walls and floors in older homes can move, and sealant and grout show it first.
Camberwell is about 2 miles south of London, in Greater London. Across the SE5 area, our applicators can take on regrouting. Our Greater London coverage runs to 764 places, and Camberwell is one of them.
Work in SE5, SE15, SE22 and SE24 works the same way as everywhere else we cover. Local streets include New Church Road, Camberwell Station Road and Addington Square, and we cover them all. You’ll find Camberwell on the A202 and B214, so it’s easy for us to get to. We also cover Denmark Hill (1 mile south), East Dulwich (1 mile south), Walworth (1 mile north), Peckham (1 mile east) and Herne Hill (1 mile south). We work in homes and buildings around Brunswick Park Primary School, Hermits Cave pub and Sacred Heart Catholic School and the streets around them. Camberwell has its own railway station: Denmark Hill station. Nearby you will also find St Giles' Hospital (under half a mile east) and Surrey Quays Shopping Centre (2.3 miles north-east). Green spaces nearby include Bellenden Road Nature Garden and Knight's Hill.
What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes anything from a few hours to a full day, depending on the area, depending on the size of the job. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Clear the area around the work
- Tell us if parking is tricky

- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

- Any access issues, like height or stairs
- Pictures of the joints, sent by email
