Trusted regrouting in Bush Hill

Regrouting in Bush Hill, done properly

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom wall tiles, kitchen splashbacks and wet rooms, and the jobs we see most are floor grout that won’t come clean and grout in a colour the owner wants to change.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

Bush Hill questions

I live in a flat in Bush Hill. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

Is parking an issue for regrouting in Bush Hill?

Parking in Bush Hill, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Bush Hill and the rest of Greater London.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Greater London.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Bathrooms and kitchens in Bush Hill

London’s water is hard, which leaves limescale on sealant, grout and taps. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Rented homes near Grange Park station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. Bush Hill is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For an older house near a landmark such as Grange Park Methodist Church, walls and floors in older homes can move, and sealant and grout show it first.

Bush Hill is about 1 mile south of Enfield, in Greater London. Whether you are in the middle of Bush Hill or further out, regrouting is available for homes and businesses alike. For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, or longer for a fully tiled room. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit

How we quote for regrouting

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • Access and height
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

To help us quote quickly, let us know:

  • The address or postcode of the job
  • Photos by email, if that’s easy
  • Roughly how big the job is
  • How we’d reach the joints

There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or send us an email.

How to look after the new joints

To keep the joints looking good and working properly:

  • Have loose tiles looked at early
  • Use a squeegee on the tiles after showering
  • Rinse the tiles after showering
  • Use a soft brush rather than a wire one

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

What the job involves on each surface

Shower walls

Shower walls get wet every day, so grout there works hardest. It usually fails first.

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Bush Hill, the repair is bigger than a sealant job.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
