Your questions about regrouting in Bayswater

Is parking a problem for a job in Bayswater?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you help a landlord with a rental near London Paddington station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

How much does regrouting cost in Bayswater?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

When can I use the shower again?

It varies with the products and the room. We will give you a time to follow at the end of the visit.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Do you work in Bayswater?

We do. Our applicators work in Bayswater, and the service is the same as everywhere else.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Regrouting in Bayswater

Before we start, the tiles are checked. Loose or hollow tiles are pointed out first, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. If you have grout that stays dark however much it’s cleaned and splashback grout that has darkened, we can help.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Bayswater are no different.

We stand behind the work with a 12-month guarantee.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Avoid neat bleach and strong acid descalers on grout
  • Use a squeegee on the tiles after showering
  • Check the corner silicone every few months
  • Give the walls a quick rinse after use

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and let the room air.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Leave it or put it right?

Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Bayswater, the repair is bigger than a sealant job.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

What we cannot put right

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A leaking wet room membrane
  • A floor or wall that keeps moving
  • A leaking shower valve or waste

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Wet rooms
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Bathroom floors
  • Shower walls
  • Tiled floors

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It generally takes anything from a few hours to a full day, depending on the area. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

How we quote for regrouting

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • The number of rooms or windows
  • Whether the work is at height
  • Working hours on commercial sites

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Roughly how big the job is
  • Whether it has been sealed before
  • Where the property is
  • The problem you’ve noticed

Bayswater homes and their sealant

Bayswater has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London’s water is hard, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near London Paddington station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. As a London address, Bayswater can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Fox Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
