Regrouting in Little Chelsea, Greater London
Tiled areas in Little Chelsea need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Dirty, worn grout on a tiled floor
- Stained grout that cleaning will not shift
- Splashback grout that has darkened
Regrouting in Little Chelsea
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout can’t fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. If you are dealing with kitchen splashback grout stained by grease and cracked grout along the bath or tray, we can put it right, whatever the surface.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Little Chelsea, getting the joints right keeps water where it belongs and the room looking clean.
The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or send us an email.

How the visit works
The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job normally takes a few hours, or longer for a fully tiled room, and we explain the cure time before we leave. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on
Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
What happens if it’s left?
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why book with us
- Full insurance on every job
- Anti-fungal sanitary silicone in wet areas

What regrouting looks like in Little Chelsea
Little Chelsea has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
If you look after a building such as Park Walk Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Imperial Wharf station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. As a London address, Little Chelsea can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Questions from Little Chelsea
Is parking an issue for regrouting in Little Chelsea?
Parking in Little Chelsea, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Could a tired shower seal in my Little Chelsea flat affect the neighbours below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme.
Could my grout be a different colour after regrouting?
Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.
Do you cover Little Chelsea?
Yes. We cover Little Chelsea, as part of our work across South East England, London and Scotland. For a quote, phone 0345 464 0079 or send us an email.
Do you grout the corners?
We use silicone in corners and along edges. Grout in a moving joint soon cracks.
Will the sealant be renewed as well as the grout?
Normally we do both. Grout and sealant do different jobs, so we renew both and it’s all in the quote.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What affects the quote in Little Chelsea
There’s no set price list, because jobs vary so much. The quote depends on:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- How many areas need sealing
- The size of the job
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, call 0345 464 0079 or email us for an honest opinion and a quote.
What we need to know
When you contact us, it’s useful to know:
- The address or postcode of the job
- Whether it has been sealed before
- What’s wrong with the joints now
- Pictures of the joints, sent by email
Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job.
Different surfaces, different methods
Bathroom floors
Floor grout takes foot traffic as well as water. It gets worn and dirty.
Wet rooms
Wet rooms have water across the floor, so sound grout really matters. We check for loose tiles before starting.
