About our regrouting in Maida Vale
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. We are often asked to deal with shower grout that has worn away and stained grout that cleaning won’t shift, on bathroom wall tiles, shower walls and bathroom floors.
In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.
What regrouting looks like in Maida Vale
There are hotels and other places to stay in and around Maida Vale. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
Homes close to St Peter Elgin Avenue include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Essendine Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. As a London address, Maida Vale can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Maida Vale questions
Can parking be tricky for a visit in Maida Vale?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Do you work in hotels near Maida Vale?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Could my grout be a different colour after regrouting?
Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
When can I use the shower again?
It varies with the products and the room. We’ll give you a time to follow at the end of the visit.
Are you fully insured?
Yes, we are fully insured for every job we do.
The process
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on the area. In Maida Vale, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints

Aftercare tips
A little care helps the new joints last. We recommend:
- Do not use strong acidic cleaners on grout
- Keep an eye on the silicone along the edges
- Skip wire brushes and scourers
- Wipe water off the walls when you are done
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Tiles that are chipped or split
- Leaks from pipes, valves or wastes (a plumber’s job)
- A leaking wet room membrane
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.
Surfaces we seal
- Wet rooms
- Shower walls
- Tiled floors
- Kitchen splashbacks
- Bathroom floors
- Bathroom wall tiles
Why act early in Maida Vale
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Maida Vale.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.
What you get with us

DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
