Regrouting in Mottingham
Our applicators work in Mottingham on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.

- Grout in a colour the owner wants to change
- Grout in corners that has cracked
Regrouting for homes and businesses in Mottingham
Changing the grout colour is a simple way to update tiles. You might go from white to grey or back again. Tell us what you have in mind when you ask for a quote. If you’re dealing with kitchen splashback grout stained by grease and grout washed out of a shower, we can help, whatever the surface.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Mottingham more than a cosmetic job.

For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Do you need regrouting in Mottingham?
Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down with repeated use, leaving the joints sunken and rough.
Any of these means the joints need attention:
- Grout that makes sound tiles look old
- Kitchen splashback grout stained by grease
- Cracked grout along the bath or tray
- Floor grout that has worn and darkened
As a London address, Mottingham can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
What your quote should include
- What product goes in the joint
- Are they insured?
- Whether they seal over old material or remove it
- What guarantee comes with the work
Regrouting in Mottingham: local notes
In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London’s water is hard, so limescale builds up on sealant, grout and fittings.
Managing a site like Marvels Lane Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Grove Park station, a regrout while the flat is empty is quicker than working around a tenant.

The process
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room in most cases. In Mottingham, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
- Mention any sign-in or site rules at work premises

What we cannot put right
A few problems are outside what sealant work can do:
- A leaking shower valve or waste
- Tiles that are loose or hollow behind
- A floor or wall that keeps moving
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.
Surfaces we seal
- Kitchen splashbacks
- Tiled floors
- Wet rooms
- Shower walls
- Bathroom wall tiles
- Bathroom floors
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep an eye on the silicone along the edges
- Use a soft brush rather than a wire one
- Rinse soap off the tiles after each shower
- Do not use strong acidic cleaners on grout
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well to help it dry out.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
Different surfaces, different methods
Shower walls
Showers put more water on grout than anywhere else. We replace it, and reseal the corners.
Bathroom wall tiles
We can regroute all the walls in a bathroom, depending on size. It’s a good time to change the grout colour.

FAQs for Mottingham
Can parking be tricky for a visit in Mottingham?
Parking in Mottingham, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
I let a flat near Grove Park station. Can you help?
Yes, we work for landlords and agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
How do I get a quote for regrouting in Mottingham?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and it’s all in the quote.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
When can I use the shower again?
It varies with the products and the room. We’ll give you a time to follow when the job is done.
Leave it or put it right?
Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
