Chessington Regrouting
Regrouting across Chessington and nearby, with old sealant always removed completely.
- Gaps where the shower grout has gone
- Discoloured grout on otherwise sound tiles
- Greasy, stained grout behind the hob
Regrouting in Chessington, done properly
Most regrouting jobs include resealing too. Grout belongs between tiles, but corners and edges move, so they need flexible silicone instead. Doing both at once leaves the whole area sound. If you are dealing with gaps where the shower grout has gone and stained grout that cleaning won’t shift, we can help.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Chessington, getting the joints right keeps water where it belongs and the room looking clean.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Chessington questions
Can parking be tricky for a visit in Chessington?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Can you help a landlord with a rental near Chessington North station?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. If we need more, we’ll ask.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Where are you based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you work in Chessington?
Yes, we do. Chessington is part of the area we cover, and the service is the same as everywhere else.
How long should I wait before showering?
It varies with the products and the room. We’ll tell you exactly how long when the job is done.

How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a shower enclosure, longer for a whole room. For a job in Chessington, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.

What regrouting looks like in Chessington
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.
Schools such as Castle Hill Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Chessington North station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

What happens if it’s left?
It’s tempting to fill a few cracks yourself, but the patches often don’t match and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Looking after it afterwards
To keep the joints looking good and working properly:
- Don’t use strong acidic cleaners on grout
- Keep an eye on the silicone along the edges
- Run the extractor fan during and after a shower
- Wipe or squeegee the shower walls
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.
Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
