Regrouting in Beam Park, done properly
When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts, and it’s a chance to change the colour too. Typical jobs include stained grout that cleaning won’t shift and grout in a colour the owner wants to change, on tiled floors, bathroom wall tiles and wet rooms.
Hard London water leaves limescale on sealant, grout and taps alike. In Beam Park, regrouting is as much about a room looking cared for as about keeping water out.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Landlords, agents and businesses in Beam Park
We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
What the job involves on each surface
Bathroom floors
Floor grout takes foot traffic as well as water. It wears and darkens over time.
Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.
How we quote for regrouting
There’s no set price list, because no two jobs are the same. The quote depends on:
- The old material and how stubborn it is
- Whether there’s mould to deal with
- The size of the job
- Access and height
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- How we’d reach the joints
- The problem you’ve noticed
- Roughly how big the job is
- The address or postcode of the job
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Regrouting around Beam Park
London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
For an older house near a landmark such as Church of St Helen and St Giles, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Dagenham Dock station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. If you look after a building such as Newtons Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When it isn’t the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- A leaking wet room membrane
- A floor or wall that keeps moving
- A leaking shower valve or waste
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

Why act early in Beam Park
Patching a few joints can look like a quick win, but the patches often do not match and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Wipe or squeegee the shower walls
- Rinse the tiles after showering
- Check the corner silicone every few months
- Keep harsh bleach and acid cleaners off the grout
Check the corner silicone now and then. Corners flex, so it’s normally the first thing to need attention.
Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
How it works
You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours for a shower enclosure, longer for a whole room in most cases. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Getting ready for the visit

Beam Park questions
Is parking a problem for a job in Beam Park?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Can worn sealant in a flat in Beam Park cause a leak downstairs?
Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Where are you based?
We are based in Crawley, and we work across South East England, London and Scotland.
Should corners be grouted or sealed?
We seal corners with silicone. They flex, and grout there cracks.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Is it possible to regrout only the shower area?
Yes. Many jobs are just the shower walls, or just the joints that have failed.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
