Regrouting near Isle of Dogs

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured.

How we handle regrouting in Isle of Dogs

Regrouting is usually paired with resealing. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you have floor grout that won’t come clean and crumbling grout between the tiles, we can help, on wet rooms, shower walls and bathroom wall tiles alike.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London has hard water, which leaves limescale on sealant, grout and taps.

Quotes for regrouting in Isle of Dogs

Jobs vary more than people expect. What affects the quote:

  • When we can work, for business premises
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.

What we need to know

To help us quote quickly, please include:

  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Where the property is
  • Any access issues, like height or stairs

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that have come away from the wall
  • A floor or wall that keeps moving

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Bathroom floors
  • Tiled floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Shower walls
  • Wet rooms

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Wipe or squeegee the shower walls
  • Open a window or run the fan to clear steam
  • Have loose tiles looked at early
  • Don’t use strong acidic cleaners on grout

Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room. In a London area like Isle of Dogs, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • Tell us about any water getting in

How to get a quote

Getting a quote is simple: tell us what needs doing and where. Photos by email help us understand the job, and we will take it from there.

Advice

Different surfaces, different methods

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. You can change the colour at the same time.

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.

Leave it or put it right?

Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
