About our regrouting in New Southgate

Regrouting is generally paired with resealing. Grout belongs between tiles, but internal corners and edges flex, so they need flexible silicone instead. Renewing both together means nothing is left half-done. Typical jobs include kitchen splashback grout stained by grease and discoloured grout on otherwise sound tiles, on wet rooms, kitchen splashbacks and shower walls.

Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in New Southgate, getting the joints right keeps water where it belongs and the room looking clean.

Our work is backed for twelve months, in New Southgate and everywhere else we cover.

FAQs for New Southgate

I live in a flat in New Southgate. Can a failed seal leak into the flat below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. Cutting out the old sealant and laying a new bead early stops it getting that far.

Is parking a problem for a job in New Southgate?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

What information do you need?

A short description and the location, plus pictures if you have them. If we need more, we will ask.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Should corners be grouted or sealed?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that and we’ll say so before going ahead.

Do you work for landlords and businesses?

Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

What regrouting looks like in New Southgate

Managing a site like St Paul's CofE Primary School N11? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near New Southgate station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How the job changes by surface

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.

Shower walls

The grout in a shower takes the brunt of the water. We rake it out and regrout, and reseal the corners.

Leave it or put it right?

Grout pens and paint-on colourants only cover the surface. They do not fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Avoid neat bleach and strong acid descalers on grout
  • Rinse soap off the tiles after each shower
  • Get any tile that moves checked promptly
  • Run the extractor fan during and after a shower

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. In New Southgate, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We start by checking the tiles for any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

When to call us in New Southgate

A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

Keep an eye out for these signs:

  • Grout washed out of a shower
  • Old grout in a dated colour
  • Stained grout that cleaning won’t shift
  • Dirty, worn grout on a tiled floor

For an older house near a landmark such as St Paul's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How hidden problems are handled
  • What the quote includes, VAT included or not
  • How much experience the applicator has
  • How the joint is cleaned and prepared
