Regrouting in Mile End

Different surfaces, different methods

Corners and edges

Internal corners move, so we seal them rather than grout them.

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

Regrouting in Mile End

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you call 0345 464 0079 or drop us an email. We work on bathroom floors, tiled floors and bathroom wall tiles, and common reasons people get in touch are stained grout that cleaning won’t shift and greasy, stained grout behind the hob.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Mile End, getting the joints right keeps water where it belongs and the room looking clean.

Every job is covered by a 12-month guarantee.

Leave it or put it right?

If tiles are loose, regrouting alone is not the answer. We point that out first, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A floor or wall that keeps moving
  • Loose tiles, which need refixing first
  • Tiles that are chipped or split

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

Regrouting in Mile End: local notes

London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

If you live in an older home near Holy Trinity Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Limehouse station, a regrout while the flat is empty is quicker than working around a tenant.

Signs you need regrouting in Mile End

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

These are the problems we are asked about most:

  • Grout stained black or orange that will not clean
  • Old grout in a dated colour
  • Grout washed out of a shower
  • Grout that makes sound tiles look old

Schools such as Beatrice Tate School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Mile End questions

Is parking a problem for a job in Mile End?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Do you work in hotels near Mile End?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do you reseal at the same time?

In most cases, yes. The corners and edges should be silicone, and it makes sense to renew both together.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Mile End. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work

How to get a quote

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, ring 0345 464 0079 or drop us an email.

Advice

Looking after it afterwards

After the cure time, these simple habits help:

  • Wipe water off the walls when you are done
  • Do not ignore a tile that feels loose
  • Clean grout with a mild bathroom cleaner
  • Use a soft brush rather than a wire one

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and let the room air.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
