External mastic for Mile End homes and businesses

For landlords and businesses

We also work for property managers and facilities teams in Mile End and across Greater London. We can quote a run of properties together, and we are fully insured for the work.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

External mastic in Mile End

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. We work on render & cladding joints, copings & trims and brickwork movement joints, and people most often call us about sealant that has lost its bond to the brick or render and damp patches traced to an open external joint.

Working on the outside of a London home means planning access: shared paths, upper floors and parking. In Mile End, joints up high may need ladders or other access, which is worth talking through when you book.

Big or small, you get the same one-year guarantee.

Common problems we fix in Mile End

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

The problems people generally mention when they call include:

  • Hard, crazed mastic that has stopped moving
  • Joints where the bead has come unstuck
  • Water getting into walls through failed joints
  • Cracked joints where brick meets render or frames

Schools such as Beatrice Tate School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • Which sealant they’ll use, and why
  • What the cure time is
  • How the joint is cleaned and prepared
  • Whether you can choose the colour

10 questions to ask before you book

Surface by surface

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the building, including the tidy-up. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises

What affects the cost of external mastic

Every job gets its own quote. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • When we can work, for business premises
  • The number of rooms or windows

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking

There’s no standard price list. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.

Why deal with it now?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email and we will talk you through it.

Walls and rooflines in Mile End

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Sutton House (about 1.8 miles north-west) nearby, there’s older building stock in the area around Mile End as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

For landlords with property near Limehouse station, outside joints that have cracked can let damp into a rental, so check them between lets. As a London address, Mile End can be tricky for parking: let us know about parking bays, permits or a driveway.

Common questions in Mile End

Is parking a problem for a job in Mile End?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Do you work for landlords with property near Limehouse station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

How often do external joints need resealing?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year and renew it when it starts to fail.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

When is the sealant fully cured?

It depends on the product and the temperature. Before we leave, we will tell you the cure time.

Is there a guarantee?

Yes, always. Each job is guaranteed for twelve months.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
