About our external mastic in Bromley

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Common call-outs are for joints with sealant missing in places and failed sealant between panels on a façade, on façade panels, joints between brick and frames and brickwork movement joints.

London’s terraces and conversions often share walls, gutters and downpipes with their neighbours, so a leaking gutter joint or failed wall joint can affect more than one home. In a converted house in Bromley, it’s worth checking who is responsible for the outside before booking.

Our work is backed for twelve months.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • Subsidence or other structural problems
  • Render that’s blown, hollow or coming away
  • Rising or penetrating damp from elsewhere in the wall

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

Where we work in Bromley

  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Bromley. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

Advice

Aftercare tips

Looking after new joints is easy:

  • Make sure movement joints are not pointed over
  • Ask before painting over external sealant
  • Act on the first splits you see
  • Avoid pressure-washing directly into sealant joints

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

External mastic in Bromley: local notes

In terraces and conversions, gutters and walls are often shared with the neighbours, so check who is responsible for the outside before booking. With historic houses such as Sutton House (about 2.2 miles north-west) nearby, there’s older building stock in the area around Bromley as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Bromley is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Managing a site like St Agnes RC Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

Do you need external mastic in Bromley?

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

The problems people normally mention when they call include:

  • Damp patches traced to an open external joint
  • Moss and dirt in joints with no sealant left
  • Joints with sealant missing in places
  • Sealant that has lost its bond to the brick or render

Homes close to Bow Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

  • When the joint can take water or movement

Choosing a sealant specialist

Your questions about external mastic in Bromley

I let a flat near West Ham station. Can you help?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

Can parking be tricky for a visit in Bromley?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Can you reach joints on upper floors?

It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Do you guarantee your work?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.

What the job involves on each surface

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
