External mastic for Mill Meads homes and businesses

External mastic for homes and businesses in Mill Meads

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. If you are dealing with cracked joints where brick meets render or frames and weeds or debris growing in open joints, we can put it right.

London’s terraces and conversions often share walls, gutters and downpipes with their neighbours, so one failed joint can cause damp for more than one household. For a flat in Mill Meads, check the lease for who looks after the outside.

Your questions about external mastic in Mill Meads

Can you do external mastic in Mill Meads?

Yes, Mill Meads is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Can parking be tricky for a visit in Mill Meads?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

How often do external joints need resealing?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.

Mill Meads buildings and the weather

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. London terraces and converted houses often share gutters, downpipes and walls, so check who is responsible for the outside before booking.

As a London address, Mill Meads can be tricky for parking: let us know about parking bays, permits or a driveway. In the older streets around St Mary's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What affects the quote in Mill Meads

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • The size of the job
  • The old material and how stubborn it is

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

To help us quote quickly, let us know:

  • How many joints, rooms or windows are involved
  • The type of property
  • Where the job is, and your postcode
  • If someone has resealed it before

Every job is quoted individually, so start by telling us what you need. Just call 0345 464 0079 or drop us an email with the details.

Common problems we fix in Mill Meads

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

These are the problems we are asked about most:

  • Weathered mastic that no longer stretches
  • Movement joints filled with mortar instead of sealant
  • Cracked joints where brick meets render or frames
  • Sealant pulling away from one side of the joint

If you look after a building such as East London Science School, larger buildings have long runs of movement joint that eventually need resealing.

10 questions to ask before booking

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Have failed joints looked at early
  • Avoid pressure-washing directly into sealant joints
  • Walk round the building once a year and look at the joints
  • Don’t let climbing plants root in the sealant

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

Different surfaces, different methods

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and helps it last.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. In Mill Meads, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky
  • Clear the area around the work
