FAQs for Queensbury

Can you help a landlord with a rental near Kenton station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Can parking be tricky for a visit in Queensbury?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Should corners be grouted or sealed?

Corners get silicone, not grout. They move slightly and grout cannot take that movement.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

What does regrouting cost?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or drop us an email with a short description of the job.

How long should I wait before showering?

Before we leave, we will tell you how long to wait. Both the grout and the silicone need time to cure before they get wet.

Regrouting in Queensbury

Most regrouting jobs include resealing too. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We work on shower walls, tiled floors and wet rooms, and common reasons people get in touch are old grout in a dated colour and corners filled with grout instead of silicone.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Queensbury more than a cosmetic job.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Rinse soap off the tiles after each shower
  • Keep an eye on the silicone along the edges
  • Clean with a soft brush, not anything metal
  • Get any tile that moves checked promptly

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What we’re called out for in Queensbury

Grout used in corners or along the bath cracks as the bath or tray moves. Those joints should be silicone, and when they aren’t, water gets in.

Keep an eye out for these signs:

  • Grout in corners that has cracked
  • Stained grout that cleaning will not shift
  • Grout in a colour the owner wants to change
  • Splashback grout that has darkened

For an older house near a landmark such as All Saints Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Whether the sealant suits the joint
  • When the joint can take water or movement
  • Whether they seal over old material or remove it
  • How much experience the applicator has

What affects the cost of regrouting

We do not publish a price list. The quote depends on:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The product the joint needs

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, ring 0345 464 0079 or email us.

Why act early in Queensbury

New grout smeared over the old does not bond well. A thin skin on top tends to break off. Raking out to a consistent depth gives the new grout something to hold. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Queensbury.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Tiles that have come away from the wall
  • Tiles that are chipped or split
  • Failed tanking or waterproofing under the tiles

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

What regrouting looks like in Queensbury

London’s water is hard, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

If you look after a building such as Glebe Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Kenton station, stained grout drags a rental down, and regrouting between lets puts that right.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours for a shower enclosure, longer for a whole room, and we explain the cure time before we leave. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
