Regrouting in North Cheam

About our regrouting in North Cheam

When grout stays dark however much you clean it, the discolouration has generally soaked into the grout. Replacing it is the lasting answer and you can pick a different colour while you’re at it. We work on wet rooms, bathroom floors and bathroom wall tiles, and common reasons people get in touch are dirty, worn grout on a tiled floor and grout that makes sound tiles look old.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

Big or small, you get the same 12-month guarantee.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours, or longer for a fully tiled room, including the tidy-up. In North Cheam, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Common problems we fix in North Cheam

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.

Most people get in touch after spotting one of these:

  • Floor grout that won’t come clean
  • Greasy, stained grout behind the hob
  • Grout stained black or orange that won’t clean
  • Grout that makes sound tiles look old

For an older house near a landmark such as St Oswald Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Avoid neat bleach and strong acid descalers on grout
  • Get any tile that moves checked promptly
  • Stick to mild products for cleaning grout
  • Clean with a soft brush, not anything metal

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and open a path for water.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough, so it’s worth acting early.

Why act early in North Cheam

New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Different surfaces, different methods

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check for loose tiles before starting.

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

FAQs for North Cheam

Could a tired shower seal in my North Cheam flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

Can you help a landlord with a rental near West Sutton station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Do you grout the corners?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Can you regrout if a few tiles are loose?

New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow, so you can decide what to do.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What guarantee comes with the work?

You get our 12-month guarantee on every job. We’re also fully insured.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Bathrooms and kitchens in North Cheam

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Schools such as Cheam Park Farm Primary Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. North Cheam is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
