Our bathroom resealing service in SM1

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. A photo of the joints helps when you phone 0345 464 0079 or send us an email, and we will give you a clear quote for bathroom resealing in SM1. We’re often asked to deal with a messy, uneven bead from a previous reseal and splits where the tray meets the wall, on shower trays & enclosures, wet rooms and baths.

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How we quote

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why clients in SM1 choose us

  • Full insurance on every job
  • Sanitary silicone with an anti-fungal additive in wet areas

Landmarks near Sutton

Locally, jobs take us to homes and businesses close to The Grapes pub, Robin Hood Junior School and Sutton College of Learning for Adults and the streets around them. Other local landmarks include St Nicholas Church (within half a mile south), Sutton Grammar School (under half a mile east) and Manor Park (within half a mile south-east). There’s a railway station in Sutton itself: Sutton (London) station. Nearby you’ll also find St Helier Hospital (1.1 miles north-east) and Honeywood Museum (1.3 miles east). Where we work in SM1

Across SM1, from Sutton, Carshalton and The Wrythe outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in SM1, joints are cleaned back properly before anything new goes in.

Sutton: Letting a property close to Sutton (London) station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Sutton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Aftercare tips

So the new joints stay in good condition:

  • Give the silicone its full cure time
  • Check the joints every few months for splits or lifting
  • Don’t let bottles sit on the bead
  • Dry the bead with a towel now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

What we’re called out for in SM1

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

The problems people usually mention when they call include:

  • Black mould in the silicone that will not clean off
  • A joint torn by a bath that flexes
  • Leaking joints on a shower screen
  • Water getting behind the bath panel

Different surfaces, different methods

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

Questions from SM1

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you guarantee your resealing?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
