About our bathroom resealing in Cheam
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We are often asked to deal with shrunken sealant along the back of a worktop and black mould in the silicone that won’t clean off, on baths, basins & vanity units and wet rooms.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

FAQs for Cheam
Can parking be tricky for a visit in Cheam?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Could a tired shower seal in my Cheam flat affect the neighbours below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
What we’re called out for in Cheam
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
Most people get in touch after spotting something like this:
- Leaks into the floor or ceiling below
- A joint torn by a bath that flexes
- Failed sealant on the screen profile
- Gaps between the worktop and the wall
Homes close to Church of St Andrew include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

- What happens if the job turns out different
- Whether they seal over old material or remove it
Why act early in Cheam
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Cheam.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What affects the cost of bathroom resealing
Every job gets its own quote. These are the things that affect it:
- Any mould that needs treating
- When we can work, for business premises
- The type of sealant required
- Whether the work is at height
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
When you contact us, these details help:
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
- How we’d reach the joints
We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, phone 0345 464 0079 or drop us an email.

Different surfaces, different methods
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
How it works
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a couple of hours for a single bath or shower. For a job in Cheam, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height

Cheam homes and their sealant
London has hard water, so limescale builds up on sealant, grout and fittings. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
Letting a property close to Cheam station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Glaisdale School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
