Bathroom & kitchen resealing in Cuddington, Surrey
Bathroom resealing across Cuddington and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- New sealant laid over old sealant that is now lifting
- Leaking joints on a shower screen
- Shrunken sealant along the back of a worktop
Bathroom resealing in Cuddington, done properly
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have water escaping at the shower enclosure and two layers of silicone, both failing, we can help, whatever the surface.
Around Cuddington, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What affects the quote in Cuddington
Jobs vary more than people expect. What affects the quote:
- When we can work, for business premises
- The product the joint needs
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
When you contact us, these details help:
- Whether it has been sealed before
- Where the property is
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
For a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
What happens on the day
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. In a small place like Cuddington, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed
Getting a quote
Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or drop us an email with the details, and photos are welcome.

Leave it or put it right?
Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a small place like Cuddington, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and send you a clear quote before any work starts.

Cuddington: your questions answered
Do you cover smaller places like Cuddington?
Yes, Cuddington is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Cheam station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Can I choose the colour of the sealant?
You are not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
Can you get rid of the black mould in my sealant?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Common problems we fix in Cuddington
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
If you can see any of these, it’s time to have the joints looked at:
- Splits where the tray meets the wall
- Water getting behind the bath panel
- Water escaping at the shower enclosure
- Water getting behind the kitchen upstand
For landlords with property near Cheam station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Before booking anyone
- How hidden problems are handled
- Is VAT in the price?
- When the joint can take water or movement
- Which sealant they’ll use, and why
When something else is needed
We’d rather tell you now than do work that will not last, so these are the limits:
- A leaking waste, trap or valve
- Failed grout lines across the wall
- Tiles that have come away from the wall
If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before booking.
Joints and surfaces we work on
- Kitchen worktops & upstands
- Sinks & splashbacks
- Wet rooms
- Baths
- Shower trays & enclosures
- Basins & vanity units
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Schools such as Nonsuch High School for Girls are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
