Bathroom resealing for homes and businesses in Belmont

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for two layers of silicone, both failing and failed sealant on the screen profile, across wet rooms, shower trays & enclosures and sinks & splashbacks.

In a smaller place like Belmont, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for a single bath or shower. A visit to Belmont is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

What affects the quote in Belmont

For a quick quote, just ask. The main things that affect it are:

  • The size of the job
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • Any working-time requirements on site

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What to tell us for a quote

When you call or email, these details help:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray or bath that’s cracked through
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a smaller place like Belmont, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead
  • Dry the bead with a towel now and then
  • Dry worktop joints after washing up

Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Bathrooms and kitchens in Belmont

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For site and facilities teams at buildings such as Avenue Primary Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Belmont station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Church of St John, older homes can move a little, which is hard on rigid grout and tired sealant.

Belmont is about 2 miles south of Sutton, in Surrey. From the centre of Belmont to the outskirts, we cover bathroom resealing for every kind of property, from flats and houses to offices and hotels. All of SM2 and SM5 is covered for bathroom resealing. Bathroom resealing is available to properties on The Avenue, Sandy Lane and Downs Road and the roads around them. Neighbouring places we cover for bathroom resealing include Cheam (1 mile north-west), Cuddington (2 miles north-west), North Looe (2 miles west), Nork (2 miles south-west) and North Cheam (2 miles north). Further out, we also cover Epsom (3 miles west), Horley (11 miles south), Redhill (7 miles south), Reigate (7 miles south), Walton-on-Thames (9 miles west) and Caterham (6 miles south-east).

Belmont questions

Will you come out to Belmont?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do bathroom resealing in Belmont?

Yes. We work across London and the South East, and Belmont is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

How long does a bath or shower reseal take?

It takes a couple of hours for a single bath or shower. We’ll confirm how long your job needs when we quote.

Where are you based?

We work from Crawley. Our applicators cover Belmont.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Different surfaces, different methods

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Landlords, agents and businesses in Belmont

We also work for property managers and facilities teams in Belmont and across Surrey. We can quote a run of properties together, and we are fully insured for the work.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
