DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

About our bathroom resealing in Carshalton

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have sealant that has split, shrunk or peeled away and a reseal done over the top of the old bead, we can help, whatever the surface.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Carshalton, getting the joints right keeps water where it belongs and the room looking clean.

Our work is backed for twelve months, in Carshalton and everywhere else we cover.

Carshalton: your questions answered

Is parking a problem for a job in Carshalton?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

I live in a flat in Carshalton. Can a failed seal leak into the flat below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. Cutting out the old sealant and laying a new bead early stops it getting that far.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

What do you need from me for a quote?

Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Why it’s worth doing now in Carshalton

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

What we do, step by step

At the end, we look at the finished work together. The visit itself generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

How to prepare

Advice

Surface by surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint
  • Water getting in through the grout rather than the sealant

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Wet rooms
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures

Aftercare tips

To keep the joints looking good and working properly:

  • Keep scourers and sharp tools away from the bead
  • Move toiletries away from the joint
  • Give the silicone its full cure time
  • Run the extractor fan during and after every shower

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Do you need bathroom resealing in Carshalton?

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Any of these means the joints need attention:

  • Failed sealant on the screen profile
  • A bead that has pulled away from the tiles
  • Black mould in the silicone that will not clean off
  • Gaps between the worktop and the wall

As a London address, Carshalton can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Before you book anyone

  • Whether you can choose the colour
  • Whether they seal over old material or remove it
  • How much experience the applicator has
  • When the joint can take water or movement
