Professional regrouting in and around St Ann's, with every bit of old sealant taken out first and a 12-month guarantee.
- A grout colour that no longer suits the room

- Kitchen splashback grout stained by grease
Regrouting in St Ann's
We work across St Ann's, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We’re often asked to deal with greasy, stained grout behind the hob and a grout colour that no longer suits the room, across bathroom wall tiles, wet rooms and kitchen splashbacks.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.
You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Bathrooms and kitchens in St Ann's
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. St Ann's has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
For landlords with property near Seven Sisters station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. Schools such as St Ann's CE Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions from St Ann's
Can worn sealant in a flat in St Ann's cause a leak downstairs?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
I let a flat near Seven Sisters station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
Could my grout be a different colour after regrouting?
Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.
How long should I wait before showering?
You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before the shower is used.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
Do you regrout part of a bathroom, like the shower?
Yes, that is common. Shower grout tends to go before the rest, so many people regrout just that part.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in.
What we cannot put right
We will always be straight with you, so here’s what sealant can’t fix:
- Water coming from plumbing rather than grout
- Cracked or broken tiles
- Tiles that have come away from the wall
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

What we are called out for in St Ann's
Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it over time, leaving the joints sunken and rough.
The most common problems we see are:
- Shower grout that has worn away
- Splashback grout that has darkened
- A grout colour that no longer suits the room
- Grout stained black or orange that won’t clean
Homes close to St Ann's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Surface by surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Shower walls
Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.
How to look after the new joints
So the new joints stay in good condition:
- Use a squeegee on the tiles after showering
- Keep harsh bleach and acid cleaners off the grout
- Keep the fan on after showering
- Skip wire brushes and scourers
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well to help it dry out.
Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough so early action pays.

Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Why deal with it now?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What we do, step by step
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. The work usually takes a few hours, or longer for a fully tiled room. In a London area like St Ann's, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Preparing for the visit
- Keep children and pets away from the work area
- Try not to wet indoor joints just before the visit
- Let us know about earlier repairs to the joints
