Regrouting in Downe, Greater London
We cover Downe for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Grout that’s cracking and breaking up
- Grout that stays dark however much it’s cleaned
- Gaps where the shower grout has gone
About our regrouting in Downe
We work across Downe, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We work on bathroom floors, kitchen splashbacks and tiled floors, and common reasons people get in touch are grout in corners that has cracked and splashback grout that has darkened.
Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Downe, that is a good reason to put tired sealant and grout right early.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Questions from Downe
Do you work for landlords with property near Chelsfield station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.
I live in a flat in Downe. Can a failed seal leak into the flat below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you regrout if a few tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Regrouting alone is not the answer, and we’ll tell you before any work starts.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What does regrouting cost?
Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or drop us an email with a short description of the job.
What should I tell you?
A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.
How it works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from a few hours to a full day, depending on the area, and the area is left clean. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
How to prepare
- Let us know if you’ve seen damp or leaks
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height

Related advice
Regrouting around Downe
London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
For site and facilities teams at buildings such as Downe Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Mary's Church, walls and floors in older homes can move, and sealant and grout show it first.

Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.
Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
What happens if it’s left?
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Downe.

Aftercare tips
So the new joints stay in good condition:
- Use a soft brush rather than a wire one
- Don’t use strong acidic cleaners on grout
- Keep the fan on after showering
- Look at the sealant in the corners now and then
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time, long before the grout does.
Cracked grout doesn’t stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.
Signs you need regrouting in Downe
Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.
Common reasons people contact us are:
- Grout that is cracking and breaking up
- Stained grout that cleaning won’t shift
- Floor grout that has worn and darkened
- Kitchen splashback grout stained by grease
If you let a flat or house near Chelsfield station, stained grout drags a rental down, and regrouting between lets puts that right.
