Bathrooms and kitchens in Primrose Hill
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. There are hotels and other places to stay in and around Primrose Hill. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Schools such as St Paul's Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Mary the Virgin include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Bathroom resealing in Primrose Hill, done properly
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include mouldy sealant that has gone black and leaking joints on a shower screen, on shower trays & enclosures, sinks & splashbacks and wet rooms.
Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Primrose Hill, that is a good reason to put tired sealant and grout right early.
Big or small, it’s backed by our one-year guarantee in Primrose Hill and across Greater London.

What sealant work can’t fix
A few problems are outside what sealant work can do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Failed grout lines across the wall
- A tray that rocks until it’s re-bedded
If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
- Kitchen worktops & upstands
- Shower trays & enclosures
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Primrose Hill: your questions answered
Do you take on hotel work around Primrose Hill?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you work for landlords with property near Kentish Town West station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Do you cover Primrose Hill?
Yes. We cover Primrose Hill. To book, call 0345 464 0079 or email us.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Will the old sealant be removed?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Landlords, agents and businesses in Primrose Hill
For anyone letting property in or around Primrose Hill, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
The process
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In Primrose Hill, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property

Advice
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Open a window or run the fan so the room dries
- Dry worktop joints after washing up
- Keep an eye on the corners, where splits start
- Keep bottles off the sealant line
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Replacing the sealant early keeps the job small.
When to call us in Primrose Hill
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
These are the problems we’re asked about most:
- Gaps where the bath or tray has moved
- Gaps between the worktop and the wall
- Failed sealant on the screen profile
- Water getting behind the bath panel
For landlords with property near Kentish Town West station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why it’s worth doing now in Primrose Hill
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
