Bathroom resealing in Haverstock, done properly

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We’re often asked to deal with gaps where the bath or tray has moved and smears of silicone across the tiles, on sinks & splashbacks, baths and wet rooms.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Haverstock, bathroom resealing is as much about a room looking cared for as about keeping water out.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What bathroom resealing looks like in Haverstock

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

Haverstock is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Homes close to Church of St Mary the Virgin include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Haverstock questions

Could a tired shower seal in my Haverstock flat affect the neighbours below?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Can you help a landlord with a rental near South Hampstead station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Haverstock, along with the rest of our area.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

What affects the quote in Haverstock

Your quote is based on your job. We take into account:

  • Mould in or behind the old joints
  • The number and length of the joints
  • Any working-time requirements on site
  • The old material and how stubborn it is

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What to tell us for a quote

To make quoting easier, please include:

  • If someone has resealed it before
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

We don’t publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, ring 0345 464 0079 or send us an email.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. In Haverstock, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Advice

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering
  • Keep bottles off the sealant line
  • Do not leave water standing on kitchen joints

In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

What we’re called out for in Haverstock

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Keep an eye out for any of the following:

  • Gaps between the worktop and the wall
  • Splits where the tray meets the wall
  • A messy, uneven bead from a previous reseal
  • Two layers of silicone, both failing

Rented homes near South Hampstead station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
