Bathroom resealing in Hackney Marshes

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for splits where the tray meets the wall and mouldy sealant that has gone black, on shower trays & enclosures, sinks & splashbacks and baths.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Hackney Marshes are no different.

How we quote for bathroom resealing

There’s no set price list. What we look at:

  • Access and height
  • Whether there’s mould to deal with
  • When we can work, for business premises
  • Which sealant suits the joint

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, call 0345 464 0079 or drop us an email.

What we’re called out for in Hackney Marshes

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

The most common problems we see are:

  • Splits where the tray meets the wall
  • Shrunken sealant along the back of a worktop
  • Mouldy sealant that has gone black
  • A reseal done over the top of the old bead

If you live in an older home near The Risen Christ and All Souls, walls and floors in older homes can move, and sealant and grout show it first.

Before you book anyone

  • Who does the work, and how experienced they are
  • What happens if the job turns out different
  • What guarantee comes with the work
  • How the surfaces are prepared before sealing

Our hiring checklist

How the job changes by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • A tray or bath that is cracked through
  • Failed grout lines across the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

How long will the resealing take?

A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Is there any odour?

Possibly a little. It fades as the sealant cures.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What we do, step by step

We keep the work tidy and contained to the joints we’re treating. The job usually takes half a day or less for one room, longer when the kitchen is included. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on
  • Mention any leaks or damp you’ve noticed

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant
  • Let new sealant cure fully before it gets wet
  • Don’t let bottles sit on the bead

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
