FAQs for Hackney
Is Hackney in your area for floor joint sealing?
Yes, Hackney is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will send you a clear quote.
Can you help a landlord with a rental near Homerton station?
Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.
Why not just use caulk?
Caulk can’t cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.
Can I choose the sealant colour?
We help you choose a colour that suits. The choice depends on the product the joint needs.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
What causes gaps between the floor and skirting?
Movement from drying timber and settling floors opens the gap. Rigid fillers split, so we use a flexible sealant.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
About our floor joint sealing in Hackney
Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant in a matching colour. We work on thresholds, tiled floors and wet room & bathroom floors, and common reasons people get in touch are perimeter joints in tiled floors filled with grout and worn sealant at door thresholds.
New flats are going up across London, many of them in larger developments. Snagging there often goes through the developer or managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

How we quote for floor joint sealing
Every job gets its own quote. These are the things that affect it:
- When we can work, for business premises
- The amount of work
- How easy the joints are to reach
- The number of rooms or windows
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
- Where the job is, and your postcode
- Any access issues, like height or stairs

Floor joint sealing around Hackney
Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
For buildings such as Church of St Luke, joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Homerton station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. As a London address, Hackney can be tricky for parking: let us know about parking bays, permits or a driveway.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
What happens if it’s left?
Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Hackney, the repair is bigger than a sealant job.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear quote before work begins.

How the visit works
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Hackney. A visitor permit or a nearby bay makes the visit run more smoothly.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit
- Mention any tricky access
How to get a quote
We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or drop us an email and describe the job, and photos are welcome.
Advice
Different surfaces, different methods
Thresholds
Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.
Commercial floors
Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.
When something else is needed
It helps to know what we cannot do:
- Water getting under the tiles from elsewhere
- A tiled floor that needs relaying
- Bouncy or failing floorboards
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
What we seal
- Skirting boards
- Commercial floors
- Tiled floors
- Concrete floor joints
- Thresholds
- Wet room & bathroom floors
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Don’t slide heavy items over sealed joints
- Keep floor cleaning water to a minimum at the edges
- Sweep along the edges of the floor
- Act on grout cracks that run in a straight line
Follow the cure time before walking on or cleaning the joint. Feet are generally fine before mopping or wheeled traffic so we will give you each time.
A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and stops it getting worse.
